You've probably heard lots of people scurrying to find solar eclipse glasses. There's going to be quite a few people who simply can't get a pair in time for the eclipse. People waited too long to get them. Perhaps because they weren't entirely in tune with how rare, and how big of an event the eclipse is. But also because they underestimated the supply, availability, and accessibility of the glasses compared to the demand for them. Who'd have thought they'd be about as rare as the eclipse itself?

4 Small Changes That Can Add Major Value To Your Home.

When it comes to selling your home, obviously you want to do everything you can on your end to add value to your home and secure the highest offer. But while you might automatically assume that major added value comes from major renovations, sometimes it's the small things that add up ending the most value to your home. Here are four small, inexpensive changes that can add major value to your home and get you higher offers in process.

1. Spruce Up Your Exterior

While many homeowners focus their renovations and changes on the interior of their home, the exterior of your property is the first thing potential buyers will see. If you want to get off on the right foot and make a positive first impression, it's important that the exterior of your home is inviting and well-designed. You don't have to completely landscape your property in order to make a good first impression. A few minor changes to the exterior can really spruce things up and make the space feel more inviting for potential buyers. Put a fresh coat of paint on your front door. Line the walkway leading up to your entrance with inexpensive potted plants. If you have room, add a small chair or table to create a sitting area on the front porch. And always make sure your lawn is watered and mowed. Having a clean, inviting, and well-decorated exterior will have buyers falling in love with your property before they ever even walk through the front door.

2. Add A Fresh Coat Of Paint

One of the most inexpensive ways to add serious value to your home is by adding a fresh coat of paint, particularly if it's been awhile since your walls have been redone. 3. Update The Bathroom

If you have an older home, making a few minor updates to the bathroom - even if they're only cosmetic - can go a long way in adding value to your home. Things like outdated wallpaper, tile, or light fixtures can make your bathroom feel dated, a feeling which may carry over into the rest of your home and turn off potential buyers. Take stock of your bathroom and see what changes might help it feel more modern and up-to-date. Currently have wallpaper that looks like it belongs in the 80's? Ditch the wallpaper for a more modern print or a fresh coat of paint. Does your vanity feel ancient? Try replacing the hardware for a more sleek look. Renovating a bathroom can be pricey, but cosmetic changes are not - and will have a huge impact on the value of your home.

4. Hire A House Cleaning Service

When you're selling your home, it needs to be spotless. Dust bunnies under the couch, stains on the sink, or fingerprints on the wall can keep you from getting offers on your home - even though all of those situations are temporary and completely reversible. While you might be great at cleaning under normal circumstances, when you're selling your home, you should definitely consider hiring a professional cleaning service. And having a house that's expert-level clean can be a huge selling point to potential buyers. Space-efficient work spaces are becoming all the rage these days. They’re great for maintaining privacy and uninterrupted workflow, and they can also be cozy and stylish, as well. Here are some examples of a growing trend of miniature studios (for offices and living structures), that are small enough to fit in someone’s back yard. We’re fond of calling them, shedquarters. Whether you need your own getaway space, an office, an art studio, or a full on extra home, there’s something for everyone out there!


Kanga Room: Based out of Austin, Texas, Kanga Room has backyard studios in three styles: modern, country cottage, and bungalow.

The basic package is an 8x8-foot shed that starts around $5,900 and you can add on a bathroom, kitchenette, and front porch for additional cost.

Modern Shed: This Seattle-based company was founded by husband and wife, Ryan Grey Smith and Ahna Holder.

They create flat-packed prefab structures. Basic 8x10 sheds start at $6,900.

Weehouse by Alchemy Architects: The Weehouse Studio was designed by Minnesota's Alchemy Architects.

They start at 435 square feet, and include a main room and bathroom. It can be used as either a home office, guest house, or even a main residence.

KitHaus: The KitHaus was designed by Tom Sandonato and Martin Wehmann.

It is a modular site-constructed prefab housing system. The K-Pod is the starting model and measures 117 square feet. They also have larger models.

Modern Spaces: “Forts for grown-ups!" Yep, that’s how they describe them.

These come in four pretty boxy styles. A fully installed shed with a foundation and finished exterior starts at $6,000. On-site installation is currently only available to California residents.

Loftcube: Werner Aisslinger designed these sheds to make the extra space on top of city skyscrapers more productive.

He was able to fit a kitchen and bathroom within these 400 square foot glass-walled studios.

Modern Cabana: The sheds from this San Francisco company start at 10x12 feet, but they have full studios with kitchens and baths.

The basic model is perfect for a backyard office, with its sliding door.

Metroshed: The MetroShed, by David Ballinger, is a prefab, flat-packed model that starts around $6,000.

This a simple design is made of a cedar wood beam post frame with aluminum-frame sliding doors, and comes in 9x13 feet or larger.

5 Decorating Tips To Get Your Home Summer Ready

Summer is one of the best times of the year. The days are longer, the weather is warmer, and the mood is more fun and cheerful. If you want to make that fun summer mood part of your everyday experience, you need to bring that summer feeling inside the home. The changing of seasons is a perfect opportunity to switch up your decor and give your home a new, fresh feel - and summer is no different. Before summer is in full swing, you'll want to take full stock of your decor and look for opportunities to change your style to reflect the mood of the summer. Here are five decorating tips to get your home ready for the summer:

1. Ditch the dark

Dark, deep colors like burgundy are a great fit for the colder months, but when the temperatures start to rise, they can feel out of place in the sunny weather. When the weather starts to get warmer, ditch your darks and replace them with light, summery tones that are a better match for the season. There's no need to completely overhaul everything you own; they key is to bring that summer lightness into each room. If you have dark furniture, lighten them up with lighter toned pillows or a throw. Repaint darker rooms to create a lighter feel or, if you want to keep your walls the same color, use art to lighten up the space.

2. Bring life to your rooms

There's no better time to incorporate fresh flowers and greenery into your home than in the summer. Nurseries and farmers markets are full of fresh, seasonal flowers and plants, and they're an easy and affordable way to liven up your kitchen, backyard or any room in your home. Put a bouquet of fresh flowers on the nightstand to add an elegant touch of summer to the bedroom. Line the path leading to your front door with seasonal potted plants to add summer-centric curb appeal. Hang a few plants in your kitchen for a refreshing ambiance while you cook your summer dishes.

3. Create a bar station

Summer is a great time for BBQs, which means you'll likely be whipping up summer cocktails to go along with your dishes. A bar station is a great way to keep all of your summer cocktail ingredients organized and adds visual interest to a patio or dining room. You can either buy a bar cart or re-purpose an unused table. Stock the station with alcohol bottles, mixers and garnishes (don't forget to include options for friends or family who don't drink!). 4. Create an outdoor space

During the colder months, you were likely happy to spend the majority of your time indoors. The first thing you might notice while trying to find home-buying help is all the different titles: agent, broker, Realtor®, etc. Are they all the same thing? Not exactly.

A Real Estate Agent is anyone who's earned a license to sell property, which typically entails taking 100+ hours of course work and then passing a state exam. A Broker is someone who's continued his studies and can hire agents to work under him. A Realtor is either an agent or broker who is a member of the National Association of Realtors®. Realtors adhere to a detailed code of ethics to treat their clients honestly and fairly. Consider it added insurance that they're committed to your cause.

Conduct a Preliminary Search Online

We shop online for everything these days, and finding a real estate agent is no different. To locate an Agent in your area, use online tools such as Zillow's or Realtor.com's Find a Realtor search, which will give you useful info such as the Realtor's number of years of job experience, number of homes sold, and the price of homes typically dealt with. Take note of a Realtor's track record, because this can tip you off to superstar agents nearby and whether they're a fit for your needs.

Ask These Questions

How long have you been in real estate? You're looking for a seasoned agent—and while she doesn't need decades of experience under her belt, less than a year or two of experience can be concerning.

How long have you lived in this area? If an Agent has lived in the area for a long period of time, they likely know more about the market there than an Agent who may have been in the business for years, but only recently moved to the region.  The perfect combination is finding an Agent who has been practicing real estate for a number of years, in the local area.

Do You Have a Team, or Do You Work Alone? Many stand-alone Agents are excellent, but DO NOT ignore the value of hiring a team. We believe working with a team is important! It increases response time, availability, and scope of service. Often, "solo" run Agents are double-booked, trying to juggle clients, paperwork, title companies, lenders, etc., when you need their attention.  In today's market, timing is everything...you could very well lose that perfect property having to wait your turn in their busy schedule.

What is Your Schedule? If they're not a full-time Agent, you need to know when they'll be available. If the only time you can see houses is in direct conflict with times they are working their other job, you could miss out on a lot of properties. This concept goes along with the above statements.  You need to work with someone who is 100% committed to you and your goals.

6 Reasons Your Agent Wants You Pre-Approved Before Showing You Homes

Ever had an agent deny to show you a home because you weren't pre-approved for a mortgage? It's not because they're mean, or they don't value your business... it's actually because they're looking out for your best interests. Let's face it, shopping for a home before getting pre-approved for a mortgage is like walking into a grocery store without a wallet. You may have the desire to buy, but you lack the ability. Let’s cover some basics...

What is a mortgage pre-approval?

In a nutshell, a mortgage pre-approval is written assurance from a lender or broker that you’re able to borrow money to purchase a home up to a certain amount. It’s based on the income, employment and asset documentation you supply at the time of application, in conjunction with your credit history. So let's look at the 6 reasons you should get pre-approved.

1. It carries more weight than a “pre-qualification”.

A pre-approval differs from a pre-qualification. With the former, the lender has actually checked your credit and verified your documentation to approve a specific loan amount (usually for a particular time period such as 30, 60 or 90 days). A pre-qualification can be useful as an estimate of how much you can afford to spend on your home, but it’s a less accurate indicator of your ability to purchase. A pre-approval always carries more weight.

2. You’ll know how much house you can afford.

Getting pre-approved before you begin house hunting allows you to know how much house you can realistically afford. Knowing this narrows down the options and makes the selection process more efficient. Not to mention, it protects you from the unpleasant surprise of realizing the home you fell in love with doesn’t fit your budget.

3. It adds clout to your offer.

In many markets, homes attract more than one offer. If the sellers are weighing one offer against another, they may lean towards the one accompanied by a pre-approval letter. That’s because pre-approvals instill confidence that the buyer is financially capable of purchasing their home.

4. It could increase your negotiating power.

In addition to strengthening your offer when compared to buyers who haven’t taken this step, getting pre-approved may give you the upper-hand when negotiating the price. If the homeowner is eager to sell, they may be more willing to accept a lower offer from someone they’ve been assured is financially capable of purchasing their home.

5. It saves time.

Obtaining a mortgage is a lengthy process. Getting pre-approved ahead of time shortens the time between contract to close -- this way you’re ready to proceed with finalizing the mortgage once you’ve found the home you want to purchase.

6. Without it, most agents won’t work with you.

Makes sense, too. Right? Think about it: when you hire an agent, he/she will invest countless hours showing you homes over the course of your house hunt. If you were in their shoes, wouldn’t you want assurance that your hard work would lead to a favorable outcome for both you and your client?
