You Get What You Pay For...CHOOSE WISELY!

by Scott and Tammy Watson

Certainly, you have heard the old adage, "You Get What You Pay For".  Are you aware that this also applies to the Realtor you hire when selling or buying a home?  When choosing a Real Estate Agent, DO NOT make the mistake of going with the "deep discount" Agent, wooing you with reduced commission advertising!

There are a lot of things to consider when working with the professional that will assist you in selling or purchasing one of the most valuable investments in your lifetime... your home. Here are some questions you should consider and/or ask the Agent you interview:

 Know What Different Titles Mean

The first thing you might notice while trying to find home-buying help is all the different titles: agent, broker, Realtor®, etc. Are they all the same thing? Not exactly.

A Real Estate Agent is anyone who's earned a license to sell property, which typically entails taking 100+ hours of course work and then passing a state exam. A Broker is someone who's continued his studies and can hire agents to work under him. A Realtor is either an agent or broker who is a member of the National Association of Realtors®. Realtors adhere to a detailed code of ethics to treat their clients honestly and fairly. Consider it added insurance that they're committed to your cause.

GroupWatson holds all three titles, listed above.  View all of our designations on our website homepage.

Conduct a Preliminary Search Online

We shop online for everything these days, and finding a real estate agent is no different. To locate an Agent in your area, use online tools such as Zillow's or Realtor.com's Find a Realtor search, which will give you useful info such as the Realtor's number of years of job experience, number of homes sold, and the price of homes typically dealt with. Take note of a Realtor's track record, because this can tip you off to superstar agents nearby and whether they're a fit for your needs.

GroupWatson provides a profile on both sites, listed above.  We believe the best advertising is "word-of-mouth"; view consumer reviews on our Zillow and Realtor.com profiles.

Ask These Questions

How long have you been in real estate? You're looking for a seasoned agent—and while she doesn't need decades of experience under her belt, less than a year or two of experience can be concerning.

How long have you lived in this area? If an Agent has lived in the area for a long period of time, they likely know more about the market there than an Agent who may have been in the business for years, but only recently moved to the region.  The perfect combination is finding an Agent who has been practicing real estate for a number of years, in the local area.

Do You Have a Team, or Do You Work Alone? Many stand-alone Agents are excellent, but DO NOT ignore the value of hiring a team. We believe working with a team is important! It increases response time, availability, and scope of service. Often, "solo" run Agents are double-booked, trying to juggle clients, paperwork, title companies, lenders, etc., when you need their attention.  In today's market, timing is everything...you could very well lose that perfect property having to wait your turn in their busy schedule.

What is Your Schedule? If they're not a full-time Agent, you need to know when they'll be available. If the only time you can see houses is in direct conflict with times they are working their other job, you could miss out on a lot of properties. This concept goes along with the above statements.  You need to work with someone who is 100% committed to you and your goals.

6 Reasons Your Agent Wants You Pre-Approved Before Showing You Homes

by Scott and Tammy Watson

Ever had an agent deny to show you a home because you weren't pre-approved for a mortgage? It's not because they're mean, or they don't value your business... it's actually because they're looking out for your best interests. Let's face it, shopping for a home before getting pre-approved for a mortgage is like walking into a grocery store without a wallet. You may have the desire to buy, but you lack the ability. Let’s cover some basics...

What is a mortgage pre-approval?

In a nutshell, a mortgage pre-approval is written assurance from a lender or broker that you’re able to borrow money to purchase a home up to a certain amount. It’s based on the income, employment and asset documentation you supply at the time of application, in conjunction with your credit history. So let's look at the 6 reasons you should get pre-approved.

1. It carries more weight than a “pre-qualification”.

A pre-approval differs from a pre-qualification. With the former, the lender has actually checked your credit and verified your documentation to approve a specific loan amount (usually for a particular time period such as 30, 60 or 90 days). A pre-qualification can be useful as an estimate of how much you can afford to spend on your home, but it’s a less accurate indicator of your ability to purchase. A pre-approval always carries more weight.

2. You’ll know how much house you can afford.

Getting pre-approved before you begin house hunting allows you to know how much house you can realistically afford. Knowing this narrows down the options and makes the selection process more efficient. Not to mention, it protects you from the unpleasant surprise of realizing the home you fell in love with doesn’t fit your budget.

3. It adds clout to your offer.

In many markets, homes attract more than one offer. If the sellers are weighing one offer against another, they may lean towards the one accompanied by a pre-approval letter. That’s because pre-approvals instill confidence that the buyer is financially capable of purchasing their home.

4. It could increase your negotiating power.

In addition to strengthening your offer when compared to buyers who haven’t taken this step, getting pre-approved may give you the upper-hand when negotiating the price. If the homeowner is eager to sell, they may be more willing to accept a lower offer from someone they’ve been assured is financially capable of purchasing their home.

5. It saves time.

Obtaining a mortgage is a lengthy process. Getting pre-approved ahead of time shortens the time between contract to close -- this way you’re ready to proceed with finalizing the mortgage once you’ve found the home you want to purchase.

6. Without it, most agents won’t work with you.

Makes sense, too. Right? Think about it: when you hire an agent, he/she will invest countless hours showing you homes over the course of your house hunt. If you were in their shoes, wouldn’t you want assurance that your hard work would lead to a favorable outcome for both you and your client?

Helpful Tips for Buying or Selling This Spring!

by Scott and Tammy Watson

As the weather warms up and flowers bloom, the real estate market starts to amp up. Whether you are a Buyer or Seller this spring, it is important that you understand the Dallas area market. Working with the Top Realtor in the area can ensure that you find your dream home or sell your current home. Here is some helpful advice as you enter the market this spring!

Spring Sellers!

Sellers should have patience when they enter the market. You do not need to rush to list. Spend some time making your home look its very best so it is attractive to potential buyers. Update curb appeal, improve landscaping, add a fresh coat of paint inside, and declutter. Although there are a lot of buyers in the market in spring, there is also competition from other sellers. Consider making some upgrades that add value to your home to make it stand out from the pack. Ask your realtor for advice for your home to ensure that you get top dollar.

Pricing your home correctly is of the utmost importance. Your home can sit on the market if it is overpriced. Know Your Home's Value so that you can list it at a smart price. When the market is strong, it can be to the benefit of the seller to underprice your home in order to create multiple bids. Your realtor can share their expertise in this area.

Spring Buyers!

Work with your realtor to navigate the housing market this spring. We can teach you about the market and ensure that you are fully prepared to buy. Even before you begin your search, have your Financing ready to go. This allows you to know your budget. In addition, it makes you an attractive buyer to sellers as they know you can afford their home when you put in the offer. We will help you prepare all other documents ahead of time so as soon as you find the perfect home, we can help make your dreams a reality!

Spring is a busy time in the market so competition will be heavy. Make yourself stand out from the other buyers by having a larger down payment, being flexible with the settlement date, and allowing for fewer contingencies. Consider sending a personal letter to the seller explaining why you love the home. This personal touch has proven to be very successful for buyers.

If you are interested in buying or selling in the Dallas area this spring, Group Watson is here to help. Give us a call today or visit our website at http://www.groupwatson.com/.

Top Reasons to Buy Your New Home This Month!

by Scott and Tammy Watson

February might be better known for its cold weather, romantic holiday, and shorter calendar, but there is something else it should be known for…….a great month to buy a new home! It’s true! Research from Realtor.com shows that February is the ultimate time for buyers. Still not convinced? Check out 3 reasons why experts recommend purchasing your Dallas area home right now!

Interest Rates are Lower.

According to Realtor.com chief economist Jonathan Smoke, interest rates are expected to be half a percent more as the year progresses. This means buyers in the later months will be faced with mortgage rates of almost 5 percent. It makes sense to lock in the lower interest rate now.

Home Prices are Lower.

Realtor.com collected home pricing data over the course of 2 years in 50 of the most populated markets in the United States. It showed that on average January and February home prices were 8.45% lower than those in July and August, the most popular homebuying months. Since the savings in home prices won’t be as large in 2017 as they have been in the past due to the strength of the market last year, it makes sense to take advantage of whatever savings are out there to get the best deal on a new home.

Competition is Lower.

Data shows that January home sales are 47% lower than they are in June. This number reflects that there is less competition amongst buyers. Buyers often enjoy the same amount of inventory on the market but have fewer fellow buyers to contend with. This often results in homes being sold for less than the listing price since sellers are more willing to negotiate.

Take advantage of these reasons to Buy a new home this February! Check out our current Homes for Sale to begin your journey. Give Group Watson a call today or visit our website at http://www.groupwatson.com/.
